Common questions

Does Handle replace our property manager?+

No. Your PM stays in the leasing, resident or tenant relationship and rent collection role. Handle absorbs the vendor dispatch, COI tracking, service request queue and reporting layer that otherwise sits on the PM's desk.

How is the fee structured and why is it CAM recoverable?+

Our Service Management fee is a monthly platform fee per property plus a contingency on documented monitoring savings. Because the fee is a structured service delivered on behalf of the asset, the expense can be integrated into CAM at new leases and renewals the same way property management and administrative fees already are. IREM 2023 data shows admin plus management fees already average $2.13 per square foot in office buildings, so the structure is a known CAM category.

Do we have to use your vendor network?+

Preferred vendors that the owner already uses can be onboarded to the Handle network as long as they meet the insurance and compliance standard. Handle adds dispatch automation and SLA tracking to existing relationships where it makes sense.

What is the service response standard?+

Handle operates on the four-tier FM SLA framework. P1 critical life-safety items are 30 minutes to response. P2 high-impact items are 2 hours. P3 medium 8 hours. P4 low 24 hours. Every tenant request gets tagged and tracked against the SLA.

How does this integrate with Expense Audit and Project Management?+

Vendor performance data from Service Management feeds sourcing decisions across Expense Audit, Contract Intelligence and Project Management. COI records do not have to be re-collected. Recurring repair issues that signal deferred capital route automatically to Project Management. All four products share one vendor network and one compliance standard.
